We actually upgraded to the Inn next door run by the same owner. He has 4 in the same block. Rick was the best host. The Melville house was clean but basic and unfortunately smelled like an old house (not in a good way)-a bit musty. Overall the Inns are well run, breakfast is good and affordable. Curtis was a good chef. All of the staff were great. The location cannot be beat!

Last Minute Trip- Met All Expectations!

The Inn staff were friendly and helpful. They greeted us on the street and assisted with parking. They walked us up to our room ensured we had everything we needed. Rick is friendly and goes above and beyond to make sure everyone’s stay is meeting their expectations. The bed was very comfortable.

Location is great. Much of the town is within easy walking distance. Staff went out of their way to be helpful and solicit feedback. Finally the parking is a big bonus in the center of town.

Location, location, location! Absolutely phenomenal location to downtown Newport and the wharf area (Approx. 5 min walk). The buildings are Revolutionary War era construction, so don’t expect the modern amenities of a 21st century hotel chain. But, the properties are clean, charming and well maintained despite being nearly 300 years old. Off street (free) parking was also a plus, but beware if you driver a larger vehicle (large SUV or truck), the lots and driveways are very tight and would be near impossible to traverse in a pickup or large SUV.

No elevator so there are stairs to navigate. There was a young man who helped us carry luggage to the room. Room ac’s, tv. Shower was good with plenty of warm water. Friendly efficient staff. My friend and I got the breakfast which was extra. The chef was very efficient and food was good. Location was ideal and we just walked everywhere or caught the free bus which took us to the mansion area and Cliff Walk.

Rick was phenomenal in checking me in. I'm a bigger guy at 6'6 and he upgraded me to a bigger room and bathroom that would accommodate my height. I can't promise room upgrades, but if they have availability, it's a potential perk. The room was great, bed comfortable, bathroom updated and spacious, but it retained and older charm that reminded me of my grandmother's home. After visiting other cities in New England, it is hard to beat the walkability of the hotels on this street to the harbor restaurants and shops. Certainly worth a revisit for a longer stay!

An historic property located in the heart of Newport's central district within easy walking distance to restaurants, bars and shops. The fancy Vanderbilt restaurant is right at the end of the road. Much cheaper than big hotels although it is just bed and breakfast.

The room is tinyyyy! My husband is a 6’2” 250 pound big linebacker of a guy. This was totally my mistake in overlooking how small the room was. The bathroom was so small it was almost un useable. Pro tip- at the end of the hall on the second floor there’s a huge bathroom that I stumbled upon. I also made the mistake of thinking this place would have AC, so we were piled on top of each other AND sweating our butts off while putting on formal wear for a wedding. Also, this part is comical, but if we wanted breakfast, we needed to upgrade to get it… at a bed and breakfast. Made no sense. Other than that, I’ll give the location itself 5 stars because it was very walkable, and the woman who checked us in was kind. Again, most of this is my fault for not doing my research. I will say this bed and breakfast is definitely very authentic.
