The whole hotel and the room was quite worn down, specially the ensuite bathroom. Does not look anything like the advertised photos. The window pane and the bathroom doors were moldy. Could hear the residents of the neighbouring room very loud and clear so felt like there was no privacy. Would not like to stay again.

Was located close to the centre of town, near the Churchill shopping centre, also close to the beach. Also reasonably close to the train station. The building had quite narrow corridors/stairs which made it difficult to move my large suitcase down the stairs. But overall a positive experience.

Taking into account the very reasonable price of the stay, the room was basic and functional. One piece of advice is for the owners to replace the mattresses as they are very very flat and the mattress springs and wires are very noticeable. Thankfully due to the warm weather I was able to get some cushioning from the duvet. If they sort this then I would easily rate the stay higher as I only needed the room as somewhere to sleep

Located in the quiet lush garden, and tree lined rectangle that is Russell Square, it's the perfect location to enjoy the best of Brighton's "two worlds". It's only a genuine two minute stroll down to the best part of the much improved, and increasingly popular beach and promenade. And it's also just a five minute walk to the buzzing city centre, and the famous Laines of independent shops and restaurants. I found the room I occupied to be spotlessly clean, everything worked, the bed v.large and v.comfortable, and the pillows...well, lets just say I wanted to take them home with me. I greatly appreciated that my room had thoughtful artistic touches which I believe is a feature of all the rooms. I had only minimal contact with the staff but each time they were were friendly and helpful, with a smile. Overall, my stay of four nights was a pleasurable experience, at great value for money.

Not at all like the picture, very unkept. First impressions, eroding, rotting front door ( nearly staying together!) smell of stale cigarettes and dirt very strong , rotting window frames, sticky banisters and carpet, dirty stained carpet throughout, extremely thin walls you could hear everything and I mean everything!!! Lack of attention to detail i.e wanking pictures on walls crooked mirror. Tiny Tiny bathroom had to sit on toilet sideways as sing is in the way ( it is literally a converted cupboard) only half a Toilet roll given! Noone around to answer questions, I was booked for 4 nights left after 1! No AC or water provided and no in room fridge ( strongly recommend)

Lovely place

Lovely welcoming hosts, clean, lovely size room and bathroom. Love it here we always stay when visiting Torquay. Breakfast is lovely and cooked fresh and a goid variety.we love the location as we walk through the Abbey and a variety of bars restaurants on the way into Torquay.

I was going to Brighton to spend 11 days with my son who lives there. As this was in the middle of summer, I was looking for a reasonably priced hotel, and I found it here. Among the cheapest alternatives in the city and very well situated right downtown, close to the beach, the mall, and the lanes. The hotel is unmanned. You have to dial a number to get somebody to come and let you in. My room was suspicious and had everything I needed. I basically just needed a bed and a bathroom so the addition of our fridge was a nice surprise. I used it a lot during the hot summer days. The problem though is that even though it looks like a perfectly nice and quiet neighborhood, it’s extremely noisy. I did not get a single night of uninterrupted sleep. Neighbors are having rave parties at all times tonight. And a surprising number of people are walking by during the wee hours of the night. As the hotel is unmanned, people turn up at all times a day and can’t figure out how to get in, even though there’s a big sign on the door. I had several people knocking on my window, asking me to let them in. Even at 2 o’clock in the morning. It’s hard to fault the hotel for this, but it’s good for you to know if you’re planning to stay here long. And night or two I think it’s perfectly fine but for longer stays, I would advise getting a hotel in a more quiet neighborhood. I did have a room on ground floor. But this was an upgrade to a more spacious room, which I appreciated.

Room was fine, would have been nice to have received the door codes instead of having to call the number on the door, wait 15 minutes for someone to let me in, take me to my room and then give me a keycard. They messaged me 4 hours after I arrived (2pm) to tell them when I was arriving so they could send me the code but they just ignored the message. Bathroom was so tiny it was difficult to manoeuvre without having to keep the door open. Location was perfect near to bars and the shopping centre and other attractions. Temperature control was difficult, it's either keep the windows closed and be constantly warm or open the window and have the constant smell of substances and cigarettes coming through the window from the balconies below when you wanted to get air in. The smell alone was enough to make me heave and stuck to everything I had with me. Cheap and cheerful, would probably stay again if I return to Brighton and it was a competitive price.

The property is close to town which is great and the staff responded quickly to any questions or needs. However, the place wasn’t properly cleaned and I have several bite marks around my body from bed bugs for this reason I wouldn’t recommend this place

Quite a busy loud location. Ground floor room you hear everyone; outside, inside, everyone. Cracked toilet seat but otherwise room was doable but the disturbance was really bad. Outdated and could do with a makeover and new lights etc.
